The hotel was purchased in July August 2017 and HAI was hired by the newly appointed General Manager to maintain and improve revenues prior to and during the renovation and rebranding of this South Beach Resort. Clay Hotel is located three blocks from the beach in the midst of a pedestrian block of numerous multi-ethnic restaurants.
While South Beach boutique hotels were trending low in terms of revenue growth, HAI converted the property from Infor Property Management system to Room Master PMS, as well as reviewing channel management strategies and deployment.
HAI readjusted market segment penetration to drive higher-rated markets. Revised rates and modify promotions and rates in all channels. Developed and implemented revenue management pickup and pace reports to monitor and track room nights and revenue and made the required adjustments assure exceeding revenues. Reviewed room type inventory by Online Travel Agent (OTA) to assure that hotels had the proper inventory of rooms displayed and at the right price. Implemented changes to improve revenues by room type. Reviewed, revised and implemented short-term online OTA promos. Performed ongoing Revenue Management and OTA Marketing Tasks daily, weekly, and as needed. Enlisted New OTA companies especially in those markets that have not produced business in the past.
Analyzed the current Booking engine and Property Management system and made recommendations moving forward with the focus on a web-based system for both. Worked with Management Company in discussing and negotiating with any new potential technology vendor for Booking Engine and PMS to assure the hotel receives the highest possible ROI. Coordinated and modified online content, channel management, and SEO maximization with current PMS and booking engine provider. Conducted daily OTA Management to assure maximization of revenues.
