Dolphin Point Villas was created as an additional component to compliment Dolphin Plus which is a research and interaction experience at the same location. The property experienced a soft opening in January February 2018, post Hurricane Irma in the Florida Keys. HAI was retained by owner to improve revenues 3 months after.
HAI immediately implemented revenue management strategies such as producing and implementing promotions on Dolphin Point Villas website to drive more direct business. We also worked with the OTA’s to fill weekdays and slower time periods. As well we changed over booking engine which improved bookings and conversions. These actions improved revenues by 69% in 2019 versus 2018. All the following detailed actions also were instrumental in improving revenues at DPV. Additionally, we developed specialized reports which were used as tools to track and measure our successes.
HAI Monitored competitive rates and booking pace for daily and weekly ongoing pricing actions, including changes and modifications of rates. HAI developed and implemented action items daily on the competitive set’s rates and occupancy. Additional actions included reviewing room types and room descriptions on all distribution channels which assured that the most effective room names and descriptions were in place to maximize revenues. We reviewed market segments and developed action plan to drive direct business.
HAI Maximized revenues from the various Online Travel Agent channels through making DPV stand out from the rest based on its individual assets and promoting offers, features and benefits that competitors do not possess. HAI maximized exposure on the property on the various channels, especially through the website. HAI Managed the Internet OTA’s Only Rates and the valuable Packaged rates, which are so important in the High Demand markets. We improved OTA Exposure and Production through regular contact and site inspections by top OTA representatives.
